What Mattress Deep Cleaning Involves
A mattress absorbs perspiration, body oils, skin cells and dust over years of use. Surface vacuuming removes the loose material sitting on top; it does not lift what has bonded to the fibres beneath.
Our process combines mechanical agitation, a suitable cleaning solution and hot-water extraction to draw soiling out of the accessible surface layers, followed by a strong extraction pass to remove as much moisture as the equipment can recover.
Mattress cleaning treats the outer fabric and the accessible surface layers. It is a cleaning service — not repair, restoration, sterilisation or pest treatment.
Included as Standard
Every mattress booking includes the following as part of the standard service.
- Mattress fabric and construction assessment
- Inspection for stains, odour, moisture and pre-existing damage
- Colour-fastness and product-suitability check on a discreet area
- Thorough dry vacuuming of the top surface
- Hot-water extraction across the accessible surfaces
- Edge, seam and piping detail work
- Targeted spot treatment where the material allows
- Final extraction pass to reduce residual moisture
When a Mattress Clean Is Worth Booking
Every 6 to 12 Months
Routine maintenance for a mattress in regular nightly use.
Allergy and Dust Sensitivity
Extraction removes accumulated dust and debris from the accessible surface layers. It does not eliminate allergens entirely.
Spills and Accidents
Fresh spills respond far better than old, dried or previously treated marks.
Guest Rooms Before Arrival
A refresh for mattresses that have been unused or stored for a period.
Moving In or Out
Commonly booked alongside move-in or move-out cleaning.
After Illness or Long Bed Rest
A deeper surface clean where a mattress has seen extended continuous use.
How Mattress Cleaning Is Carried Out
Five stages. The team confirms each one with you on site before proceeding.
Assessment
We identify the mattress fabric and construction, note the size, and inspect for stains, odour, moisture and any pre-existing damage.
Colour-Fastness Test
A discreet area is tested for colour-fastness and product suitability before any solution is applied to visible surfaces.
Dry Vacuuming
The full top surface, sides, edges, seams and piping are vacuumed to lift loose dust and debris before moisture is introduced.
Extraction
Solution is applied and agitated, then drawn out with hot-water extraction. Edges and seams are worked separately by hand.
Moisture Recovery
A final extraction pass removes as much residual moisture as the equipment can recover, and we set the room up for airflow.

King Mattress
Extraction of the top surface, sides, edges and seams.

How to Prepare
- Strip all bedding, sheets, mattress protectors and pillows before the team arrives
- Clear bedside surfaces and anything stored beneath the bed frame
- Tell us in advance about any spill, stain or odour and roughly when it happened
- Mention any previous cleaning or chemical treatment applied to the mattress
- Confirm access to each bedroom and to a power point and water supply
- Plan to leave the mattress unmade and uncovered until it has dried
Furniture and Access
The mattress needs to be reachable from all sides. Where a bed sits in a tight corner or against a wall, the team may need to reposition it slightly to work the edges and seams.
We move what can be moved safely. We do not dismantle bed frames, lift mattresses down stairwells, or handle items where moving them risks damage to the item, the mattress or the property.
Storage beds, ottoman bases and built-in platforms should be emptied beforehand so the mattress can be lifted clear.
Drying and Ventilation
Most mattresses feel dry to the touch within 4 to 8 hours of extraction. This is an estimate, not a fixed or guaranteed drying time.
Mattress thickness, ventilation, humidity and soil level all affect how long drying takes. A thick pillow-top in a closed, humid room will take considerably longer than a thin mattress in a well-ventilated one.
To Help It Dry
- Open windows or run air conditioning in the room
- Use a fan directed across the mattress surface
- Leave the mattress uncovered and unmade
- Keep the bedroom door open for cross-ventilation
Please Avoid
- Making the bed or fitting a protector before it is dry
- Sleeping on the mattress while it is still damp
- Placing bedding or laundry on the surface to dry
- Closing the room up with no airflow
We recommend planning the appointment for a morning so the mattress has the full day to dry before bedtime.
Important Limitations and Exclusions
Best possible results are subject to mattress fabric, construction, stain type, stain age, prior treatment and pre-existing condition.
Stains and Contamination
- Complete stain removal cannot be promised. Urine, blood, dye transfer, ink and rust often leave a permanent mark, particularly once dried or previously treated
- Mould and mildew growth is not remediated by cleaning. Where it is present we will tell you and recommend replacement
- Deeply absorbed odour that has reached the internal foam or filling cannot be reached by surface extraction
- Complete odour removal cannot be promised. Odour reduction depends on the source, how deeply it has penetrated and how long it has been present
Condition and Structure
- Torn fabric, weakened or split seams, sagging, indentation, discolouration and structural damage are pre-existing conditions and are not corrected by cleaning
- Contamination that has soaked into the internal foam or filling layers is outside the reach of surface extraction
- This is a cleaning service — not repair, restoration, re-covering, sterilisation or pest treatment
- We do not carry out bed-bug or pest treatment, and cleaning should not be relied on to remove an infestation
Where we can see in advance that a mark, odour or condition is unlikely to improve, we will tell you before starting so you can decide whether to proceed.

Common Questions
A single mattress typically takes 45 to 60 minutes; a king can take longer where staining or heavy soiling is present. The team confirms an estimate on site once they have assessed the mattress.
Most mattresses feel dry within 4 to 8 hours. That is an estimate, not a fixed or guaranteed drying time — mattress thickness, ventilation, humidity and soil level all affect it. Confirm the mattress is fully dry before covering or using it.
We will treat it, but complete stain removal cannot be promised. Urine, blood, dye transfer, ink and rust frequently leave a permanent mark once they have dried, been previously treated, or soaked through to the internal layers.
Complete odour removal cannot be promised. Surface extraction reaches the outer fabric and accessible surface layers. Where an odour has been absorbed deep into the internal foam or filling, it is beyond the reach of the equipment.
No. We do not claim sanitisation or sterilisation. This is a cleaning service that removes soiling from the accessible surfaces by hot-water extraction.
No. We do not carry out bed-bug or pest treatment, and cleaning should not be relied on to remove an infestation. If you suspect bed bugs, a licensed pest control company should be engaged first.
Mould and mildew growth is not remediated by cleaning. Where we find it, we will tell you and will usually recommend replacement rather than treatment.
Strip all bedding, protectors and pillows, clear the bedside area and anything stored under the bed, and let us know about any spill or odour and roughly when it happened. Plan to leave the mattress uncovered until it is dry.
