What Post-Construction Cleaning Involves

Construction dust behaves differently from household dust. Gypsum, cement, MDF and tile-cutting particles are fine, abrasive and electrostatic — they cling to vertical surfaces, sit inside track channels and hinge recesses, and lift back into the air the moment anything disturbs them.

That is why the work is staged rather than done in one sweep. Every area is dry-dusted or vacuumed before anything wet touches it, because wiping dry construction dust turns it into a smear that is harder to remove than the dust was.

Fine dust continues to settle for several days after building work stops, and longer if any trade is still on site. A single visit will substantially reduce the dust load — it will not leave a permanently dust-free property, and we will not tell you otherwise.

Site Assessment

We walk the site, confirm the trades have finished, check utilities and access, assess dust load and finish types, and record delicate or newly installed surfaces before anything is touched.

High Level First

Ceilings, cornices, ledges, exposed pipework, light fittings and vent grilles are dusted first, so what falls lands on surfaces still to be cleaned.

Dry Dust Removal

Walls, joinery, kitchens, wardrobes, doors and frames are dry-dusted and vacuumed. Nothing wet goes near a dry dust film — that is what creates smearing.

Damp Wipe and Detail

Only once dry dust is off do we damp-wipe, working through kitchens, bathrooms, glass, frames, tracks and ironmongery with products matched to each finish.

Floors and Walkthrough

Floors are vacuumed with filtered equipment and damp-mopped last. We then inspect the completed work with you and address reasonable concerns before the team leaves.

Site Readiness

Access, Utilities and Coordination

We need mains water and electricity connected and working on the day. Filtered vacuums, extraction and hot water all depend on it, and a site without power cannot be cleaned properly.

Most Dubai buildings require a service-lift booking, a works permit and contractor passes, particularly at weekends. Those arrangements sit with you, the main contractor or building management. Parking and a loading bay near the entrance make a material difference to the day.

Where a contractor is still finishing, we are happy to coordinate directly with the site manager on sequencing — but we will tell you honestly if cleaning ahead of the remaining work is not worth paying for.

These fall outside a cleaning scope and are not carried out unless separately agreed in writing beforehand.

No. Fine construction dust can continue settling after cleaning, particularly while other trades remain active or ventilation systems circulate residual particles. Our service substantially reduces the dust load, but a completely dust-free result after one visit cannot be guaranteed. A light resettlement over the following days is normal.

On most projects, two. A rough clean between phases keeps the site workable, then a final detail clean once every trade has left. Booking a single clean while work is ongoing generally means paying to clean the same surfaces twice.

After the last trade has finished, protective sheeting is lifted, waste is removed, and paint, grout and silicone have cured. Cleaning before those things are done is largely wasted.

No. Waste removal, skip loading, rubble, offcuts and bulk debris fall outside a cleaning scope and need to be cleared before we arrive.

Sometimes, and we will always try where it is safe. Cured paint, sealant residue, tape marks and protective-film glue can leave a permanent shadow, and lifting them often needs abrasive work that would damage the finish underneath. We tell you what we think will come off before we start.

Grout haze responds to normal cleaning only while fresh. Once cured it usually needs an acidic proprietary treatment, and cured silicone on glass or tile needs trade methods — both are specialist work outside this scope.

Internal glass, frames and accessible tracks are included. External facade surfaces and any external glass above ground level are not, and we do not carry out rope access, cradle or scaffolding work.
